extensions & conversions. Also offering interior design advice and adding build detail,

Stage 1 - Design and Planning:
After an initial free consultation to discuss your project - giving design advice on layout, and materials, I arrange a fixed price quote. After this I arrange a full site survey to obtain all measurements and site pictures. Subsequently drafting your plans in Autocad - the industry standard software - which will include Floor Plans with scaled furniture and appropriate detail to give a clear idea of scale and arrive at the best design - always allowing for re-drafting after consultation with the client.
Full Plans for the Planning Application / Permitted Development Approval are converted to PDF and sent electronically to the Local Authority along with the Application. A3 paper copies sent you yourself and any potential tradesman.
The Planning Pack includes: Floor Plans - Existing & Proposed, Elevations (4), Section Plan, Roof Plan,
Location & Site Plan. In some cases a Design Statement or PD Declaration.
Stage 2 - Build Stage:
Following Permission being granted we add Build Detail to the drawings (as well as submitting the file to our Structural Engineer to add the appropriate detail). Depending on the size of your project we will advise either the simpler 'Build Notice', or a more detailed 'Full Plans' application to the local authority Building Control.
We guide you through this process and we deal with the paperwork as with the Planning Application.

On some projects clients require additional Interior Design advice / specification - which we can assist with on an hourly rate - or with a fixed quote subject to the scope of what is required.
